The analysis indicated that the options available at this price are spread across specific areas within Toronto and its suburbs, including:
Scarborough and North York within the city
Parts of Mississauga
Cities in Durham Region such as Oshawa and Whitby
These areas are characterized by a relative abundance of small apartments, making them the most compatible with limited buyer budgets.

Limited price decline

The report pointed out that the emergence of these opportunities is linked to the recent slowdown in the real estate market, where some units have seen price reductions or sales below the listing price, especially in the apartment sector.
